THE VISION

This four story central Auckland character building was offered “off market” by a motivated vendor. The property had a low seismic structural strength rating, internal modifications were unconsented and other upgrades and changes undertaken that were of a poor quality and required replacement.

The Silverstone team recognised the prime location of the building and believed that with care and innovative modifications and renovation solutions, significant value could be added to the property.

THE PROJECT

We undertook an extensive renovation that included strengthening internal and external elements of the building and completed historical works and produced certifications to ensure full compliance with original consents. We then obtained a subsequent consent that created additional  apartments within the building, and permitted the subdivision of the building into a  number of separate unit titles.

Additionally, sprinklers, riser main and air-conditioning systems were installed, LED, fibre and efficient electrical systems provided and lift and stairwell and lobby upgrades competed.

THE RESULT

The strengthened and unit titled building is now a valuable asset that produces significant returns to the group.

The accommodation spaces have significant character with lofted ceilings and exposed services. Steel “loft” style windows were sourced from a specialty company in Invercargill. The penthouse is serviced by one of the oldest character lifts in New Zealand and the original “concertina” door, panelled walls and inlaid floor has been retained complemented by modern controls and machinery.

The character enhancements reflects Silverstone’s  vision of enhancing and retaining character properties within the Auckland region.
